Position Description:
Summary
Assist Financial Analysis Director in Commercial Real Estate Financial and Operations Analysis; report on lease negotiation activities, monitor property tax payment accuracy, and commercial real estate opportunities for key corporate services account; support other activities as necessary for the team
Responsibilities
- Perform Complex Financial and Operational Analysis to Support Short Term and Long Range Strategic Plans, Operating Budgets, and Transactions
- Evaluate data, prepare forecasts, analyze trends, and present results pertaining to operations, projects, vendor contracts, leases, and other areas
- Create presentations utilizing charts, graphs, maps, and models relative to the operations of real estate services to be shared on an executive level
- Create brokerage transaction packages as needed to be presented to clients as well as client driven requests for proposals
- Develop financial modeling for various “what if” scenarios and the overall impact to the portfolio for acquisitions, dispositions, terminations, and consolidations
- Conduct new project feasibility financial analysis as needed
- Perform Capital vs. Operating Lease Analysis and Reporting for Lease Acquisitions
- Maintain financial analysis tools with updated market rates and all pertinent parameters, using Costar for market analysis, GIS for property valuations, and Archibus for lease information
- Carry out financial analysis at various levels of complexity to determine performance comparisons using IRR, NPV, and ROI for potential options (lease, acquisition, disposition, development deals)
- Maintain weekly Client Leases Tracker and Monthly Lease Savings Dashboard
- Act as intermediary between internal brokerage team and client leasing teams
- Assist with the analysis of internal rental rates consisting of lease rate costing, pricing, and interdepartmental allocations
- Manage Property Tax Payment Yearly Process with High Focus on Accuracy and Timeliness
- Update Account Monthly Scorecard and Quarterly Business Review Presentation
- Develop presentations for leadership regarding account performances, annual budget, monthly and quarterly actual to forecast analysis, and other operations of real estate services
- Assist with annual and quarterly forecasting of revenue and operating expenses
- Assist with variance analysis on a monthly basis to explain budget/forecast vs. actuals
- Increase productivity by developing automated reporting and forecasting tools
- Handle other duties as assigned
Position Requirements:
EDUCATION/EXPERIENCE
- Bachelor’s Degree in Accounting/Finance/Economics; MBA a plus
- 3 – 6 years of experience required
- Strong understanding of commercial real estate
- Strong quantitative and qualitative decision making skills
- Strong financial analysis experience with the ability to construct complex financial models
- Self-starter with the ability to streamline functions and processes and the desire to learn and grow
- Advanced proficiency with Microsoft Excel required; solid experience with integrated financial systems and additional Microsoft Office products such as PowerPoint, Word, and SharePoint programs
- Familiarity with Archibus and data query/data management tools very helpful (Access, SQL)
- Ability to maintain the highest level of professionalism and confidentiality
- Excellent communication and presentation skills
- Ability to comfortably interact with all levels of leadership
- Ability to maintain a proactive approach and a readiness to handle client concerns and processes as well as unexpected emergencies
- Ability to work under pressure, set priorities, remain rigorous, and meet deadlines with a sense of urgency
- Ability to be flexible to handle multiple and changing priorities
