Position Description:

Responsible for the operation, physical condition and financial performance of a 14-Story Parking Garage with approximately 3,100 parking spaces and 15,000 square feet of retail.

Duties and Responsibilities

  • Supervise all daily operations in accordance with the management agreement and strictly enforce all policies set by client and company.
  • Monitor expenses in relation to budget; code and approve all invoices
  • Build and maintain parking user and retail tenant relations
  • Prepare any and all reports requested by client
  • Organize and oversee capital budgets
  • Coordination with onsite parking manager to review operations and financials to include daily, weekly and monthly parking data, free and discounted reports, validation usage, subsidies, and monthly parker reports; maintain spreadsheet(s) and complete analysis as required.
  • Monitor aging reports and respond to any delinquencies in accordance with the established policies
  • Review parking lease terms and track user parking rights
  • Coordinate and implement parking initiatives with the parking operator and Senior Property Manager
  • Attend monthly meetings with ownership and other stakeholders, as needed
  • Develop parking garage safety/evacuation procedures and educate users
  • Obtain and verify insurance certificates from vendors and contractors
  • Develop a schedule for regular operational maintenance functions and audit for performance
  • Prepare annual budget package for owner
  • Develop, maintain and track appropriate financial forecast and reforecast files for ownership as it relates to revenue projections and operating expenses; update and monitor recommendations along with financial impacts
  • Update and abstract lease and parking agreements and as required
  • Conduct and document quarterly property inventory and building/garage inspections, develop list of deficiencies for Capital Improvement budget consideration following client guidelines
  • Periodically walk all common areas in garage and maintain upkeep with janitorial and engineering staff
  • Prepare and distribute parking move-in information to all new customers upon parking commencement
  • Reconcile and report digital and static billboard advertising income monthly
  • Coordinate with Lease Administration to assure accurate records and tenant billings
  • Coordinate with legal counsel for Parking License Agreements and other legal correspondence
  • Coordinate with marketing team for advertising and branding initiatives including online presence and promotions
  • Stay abreast of parking market changes along with seeking opportunities to enhance user experience
  • Point of contact for special bulk parking requests and opportunities
  • Analyze lease documents, establish base year expense figures and prepare annual customer operating expense adjustments
  • Oversee marketing opportunities, including pricing, special offers, etc. for special events; assist in setup and oversight of special event parking programs as needed
  • Handle other duties as assigned

Position Requirements:

Education and Experience

  • Four year degree or equivalent combination of education and experience
  • Strong leader with at least 3 years in Commercial (Office) Property Management field required; parking deck experience preferred
  • Experience preparing annual property budgets
  • Project Management and Lease Administration experience preferred
  • Excellent verbal and written communication skills to successfully interface with high level client
  • Proven record of delivering excellent customer service
  • Intermediate proficiency in Microsoft Word, Excel and Outlook
  • Strong analytical skills
  • IREM Certified Property Manager or BOMA Real Property Administrator designation preferred
