Position Description:
The Property Manager will be responsible for delivering property management services for the assigned properties within the client’s portfolio by following the approved processes and procedures and in accordance with all local, state and federal requirements.
Desired Competency, Experience and Skills:
- You have 2 or more years’ experience in a Commercial Property Management capacity – bonus points for CPM or RPA designations
- You have experience with financial reporting- CAM, forecasting, annual budgets, monthly financials
- You have managed a team previously and enjoy day to day operations
- You are best described as organized with the ability to manage multiple projects and be a great delegator when needed
- Proficiency with various software platforms, such as: MRI, Yardi, Kardin software which would allow you to dive right in
- Fantastic customer service and people skills are just part of who you are
- Managing an asset (and aspiring to a portfolio) is part of your career goals
- Mentoring team members through skills development
- Comfortable managing company owned or 3rd party assets
Position Requirements:
Responsibilities:
- Oversee and manage the asset- not limited to tenant improvements, bidding and coordination of delivery
- Engage with leasing teams to prepare the property for leasing
- Manage the accounting needs of the property – including CAM reconciliation, review of A/P and A/R and reporting as needed
- Negotiate RFP’s for vendor service contracts- grow those relationships to increase performance and leverage
- Create and implement a tenant retention program
- Maintain all relevant paperwork and records for tenants, service providers, owners and vendors (COI, W9, etc.)
- Actively engage tenants, vendors and employees to ensure the highest levels of service standards
