Position Description:

Assists Operations Manager in directing the mobile engineering group’s operations and maintenance of all assigned buildings; provides direct support to field operations. Fill in for Mobile Engineers during absences.

Essential duties and responsibilities:
Comply with all EPA, OSHA & ASHRAE rules, requirements, procedures and guidelines.

Follows up on preventive maintenance on the building’s, HVAC, electrical, plumbing, fire control and building management systems; conduct monthly review of PMs to ensure completed in a timely manner

Follows up with Facilities Managers re: satisfaction of completed work orders

Maintain staffing schedules; approve vacation requests

Maintain an inventory of all tools, equipment, and vehicles issued.

Conduct Site inspections to include roof, mechanical & electrical closets with the assigned Mobile Engineer

Provide training to the mobile engineers

Assist engineers with problem solving of HVAC, Electrical, Plumbing or Fire Alarm issues – Remotely or at sites, if required

Interact with client(s) in a professional manner

Immediately inform Operations Manager of any problems.

Assist in coordinating the completion of any construction projects.

Assist OM with Performance Reviews of the engineers

Assist in natural disaster recovery efforts

Handle other duties as assigned

Supervisory Responsibilities:
Supervise and work alongside Mobile Engineers

Position Requirements:

Education and Experience:
General knowledge in all building management systems to include fire and life safety, plumbing, HVAC and building automation, electrical distribution, ventilation, elevators

Valid, clean driver’s license

Familiar with fire/life safety equipment/procedures.

Proven record of delivering excellent internal and external customer service

Strong leadership skills

Demonstrated verbal and written commutation skills

Should be familiar with blueprints and code requirements

EPA, OSHA, ASHRAE, Energy Management Systems, Maintenance Electrical, Refrigerant, Asbestos, IAQ

CFC Certified

Language Skills:
Ability to communicate effectively and clearly with tenants, vendors, employees and visitors.

Must be able to read and write English in order to understand manuals, procedures and to write reports.

Computer Skills
Basic working knowledge of work order system and building operation systems; proficiency with Microsoft products i.e. Outlook, Excel, Word and other computer programs.

Physical Demands
Ability to lift at least 50 lbs., work from heights, understand radio communication, and verify colors, and ability to climb 28 ft. ladders routinely.
