HCA Healthcare Corporation is the nation’s leading provider of healthcare services in the United States.  HCA currently operates 191 hospitals and over 80 outpatient surgery centers.  The Company’s facilities are located in 23 states, England and Switzerland.

ASSIGNMENT:
Lincoln Property Company was initially contracted in January 1998 to provide facility management services to HCA in the west and central Florida division markets. This relationship quickly grew to include north Florida, Georgia, The Carolinas, Texas, Utah, Nevada, California, Washington and Alaska.  In 2004, Lincoln Harris CSG was also awarded management of approximately 900,000 square feet of medical office space in San Antonio, Texas which is owned by a joint venture between HCA and their partner Methodist Hospital.  Today, Lincoln Harris CSG manages a total of approximately 9.5 million square feet, including our latest assignment, an 800,000 square foot portfolio of medical office buildings in the Miami, Ft. Lauderdale and Palm Beach Florida area. Lincoln Harris CSG’s scope of services is as follows:

• Full service property management for each MOB
• Project leasing, including third party physician and administrative space

APPROACH:
Lincoln Harris CSG has created a healthcare management division solely focused on providing highly specialized corporate real estate services for the healthcare industry’s highly specialized services.

On the HCA account, dedicated personnel are positioned geographically on HCA’s hospital campuses providing the on-site services for each campus served. Main line functions such as transition, compliance audit teams, accounting, marketing, and construction management are centralized within the Lincoln Harris CSG healthcare group, to provide economy of scale and proper allocation of resources to service HCA’s individual needs.

Lincoln Harris CSG’s facility service system utilizes the Lincoln Response Center, a 1-800 call center that is the cornerstone of the Facilities Data System. The response center serves the needs of all HCA managed facilities. It provides 24 hour/7 day a week access for facilities needs to all users within the HCA system. In a year, the center will process over 140,000 work orders. All of the HCA managed facilities are data mapped into the HCA database. This information drives the preventive maintenance system for each facility, providing a quality control loop for all work that is performed on behalf of HCA and/or its third party tenants.

Lincoln Harris CSG is the facility management provider for 474 HCA facilities totaling 9,838,548 square feet.
